Abstract
Much has been written about how technology is disrupting the property market in terms of new information and services, but relatively little has been said about what this means for green buildings. This paper shows how technology is democratising sustainability, giving ordinary individuals extraordinary new powers and, in the process, creating new markets and opportunities for forward thinkers.

Author's Biography
Richard Francis is Founder and Principal of The Monomoy Company. His work focuses on how personal technology is disrupting the built environment and creating new markets and services for sustainable forward thinkers. He helped deliver the World Green Building Council’s (WorldGBC) landmark report on healthy offices in 2014. He was Chair of the UK Green Building Council’s (UKGBC) Working Group, the body that developed the highly-regarded Metrics Framework. Following this project, Richard was asked to be a member of the WorldGBC Steering Committee, where he helped create the blueprint for the Better Places for People campaign. He led the global team that delivered the ‘Health, Wellbeing & Productivity in Retail’ report in 2016. Richard has been retained by WorldGBC to develop strategic partnerships and projects. He helped create and lead the UKGBC Wellbeing Lab for Offices and is now co-chairing the Wellbeing Lab for Retail. Richard undertakes innovative projects with companies and organisations of all sizes to anticipate and accelerate demand for healthy and sustainable products, services and environments. His multi-disciplinary approach combines insights and lessons from sustainability, technology and consumer research.
Elinor Huggett is a Sustainability Advisor at the UK Green Building Council (UKGBC), where she leads on their Health, Wellbeing and Productivity workstream, as well as running a number of projects within the Cities Programme. Elinor helped deliver the UKGBC’s report on healthy homes in 2016, as well as producing a set of ‘bitesize briefings’ to Health, Wellbeing and Productivity in offices in 2016/17. She led the UKGBC Wellbeing Lab for Offices and is now leading the Wellbeing Lab for Retail.
