Abstract
Transacting on environmentally impacted properties provides a unique investment opportunity in the real estate market. Environmental risks need to be evaluated and quantified to take advantage of investment opportunities and manage liabilities. This paper provides an overview of the environmental due diligence process, outlines strategies for transacting environmentally impacted properties, and discusses the risks associated with various due diligence approaches and types of contaminated properties.

Author's Biography
Tyson Fulmer is a California licensed geologist with 17 years’ diverse industry experience in environmental due diligence, permitting, site investigation and clean-up and environmental compliance. Tyson has been the lead geologist, project manager and team leader on multiple environmental projects spanning a range of different disciplines. He is involved with various real estate and development networking associations including CCIM, Commercial Brokers Association (CBA), Bay East, NAIOP and the Urban Land Institute (ULI). Tyson has also taught environmental due diligence as part of the CBA certification programme. He is based in the San Francisco Bay Area but works on environmental projects throughout the US West Coast.
