Reimagining embodied carbon reduction in commercial fit-outs: Lessons from Grant Thornton UK’s London HQ
Abstract
As the built environment accelerates towards net-zero targets, the role of embodied carbon in workplace design is gaining long overdue attention. This case study examines Grant Thornton (GT) UK’s London headquarters project at No.8 Finsbury Circus, a landmark in circular, low-carbon commercial real estate. The fit-out achieved a 79 per cent reduction in embodied carbon compared to typical industry baselines. This paper provides a deep dive into the strategy, life cycle modelling, material reuse, supply chain equity and post-occupancy impacts that made this achievement possible, along with actionable insights for other corporate occupiers and design teams seeking to replicate and scale embodied carbon reduction in their own portfolios. Jonce Walker, Leadership in Energy and Environmental Design Accredited Professional (LEED AP), Certified Sustainable Building Advisor (CSBA), Fitwel Ambassador, is a Principal and the Global Director of Sustainability and Wellness. Kirsty Angerer has spent over 10 years working internationally in the workplace and real estate sectors. Her experience lies in measuring and analysing the experience of employees in their places of work.
