From bricks to bytes: The AI-driven future of corporate real estate management
Abstract
This paper examines the transformative role of artificial intelligence (AI) in corporate real estate (CRE) portfolio management, highlighting how AI is revolutionising traditional processes across valuation, investment analysis, risk management and operational decision making. By integrating technologies such as machine learning, natural language processing, computer vision and predictive analytics, AI enables real estate professionals to transition from intuition-based strategies to data-driven, proactive decision making. The interdisciplinary nature of AI — blending data science, finance, urban planning, engineering and sustainability — enhances CRE performance by combining real estate expertise with advanced analytics and real-time insights. Applications discussed include automated valuation models (AVMs), AI-powered due diligence tools, predictive risk systems and climate risk assessments. The paper also explores future developments involving deep learning, Internet of Things (IoT), blockchain and edge computing, illustrating how these converging technologies will further reshape the CRE landscape. While challenges around data fragmentation, compliance and organisational culture persist, the paper suggests an action plan to guide effective AI adoption, positioning it as a critical driver of long-term innovation and competitive advantage. Author's Biography
Davin Wang is a Director at SKYIQ, a boutique statistical analysis system-powered data analytics and artificial intelligence services and product development company. Prior to this role, Dr Wang held senior positions in both private and public firms covering roles related to technology, real estate and investment. Having started his career in a Silicon Valley-based software start-up, Dr Wang continues to share his experience through directorships and advisory roles for several start-ups. He is actively involved in community service with non-profit organisations and was previously the Vice Chairman of CoreNet Global (Singapore Chapter), a global non-profit trade association focused on the corporate real estate industry with 11,000 members in over 50 countries. He is passionate about education and serves as an adjunct faculty at the Lee Kong Chian School of Business, Singapore Management University, and formerly as the Chief Learning Officer at the Singapore Institute of Management. He remains research active with collaborations in topics on real estate finance, wealth management, technology and behavioural economics.
