Decarbonisation in practice: How landlord–occupier partnerships can develop successful green leases and funding models for sustainable buildings
Abstract
Decarbonising real estate has become a key priority for occupiers and landlords, driven by climate legislation, corporate net-zero targets and growing demand for low-carbon space. The cost and complexity of achieving emissions reduction at scale, require a shift from transactional landlord–tenant dynamics to ongoing collaboration. This paper begins by outlining the need for partnership and how green leases can form the basis for productive landlord–occupier engagement on decarbonisation strategies. It explores models for co-investment, data sharing and renewable energy procurement, drawing on examples from office, logistics and industrial assets to identify best practices for long-term cooperation, from pre-lease discussions to flexible lease structures. It concludes by considering the crucial role of policy in enabling decarbonisation and the importance of landlord–occupier partnerships to prepare buildings — and business models — for the regulatory and performance requirements of 2030 and beyond.
